BRIKitt Expands Himalayan Portfolio with Strategic Acquisition at Ulhas Villas, Chail

New Delhi/Lucknow, August 2026: BRIKitt, a fractional holiday-home ownership platform, has expanded its presence in the Himalayan second-home market through a strategic acquisition of premium residential inventory at Ulhas Villas, Chail, Himachal Pradesh.

The move marks BRIKitt’s continued expansion into experiential holiday-home destinations, with the company positioning Chail as an emerging market for wellness-led luxury second homes.

Ulhas Villas is part of an approximately 100-bigha integrated development envisioned around luxury residences, nature, hospitality and wellness. BRIKitt plans to introduce a curated portfolio of spacious 1 BHK residences, 2 BHK residences and 3 BHK duplex homes to its community of holiday-home buyers.

Unlike conventional compact hill apartments, the residences have been planned as large-format homes. BRIKitt’s project material highlights approximately 1,000 sq. ft. 1 BHK residences, 2 BHK formats extending up to approximately 1,464 sq. ft., and 3 BHK duplex residences of approximately 2,557–2,627 sq. ft.

Wellness to be a Key Differentiator

A central element of the development is its wellness-led ecosystem.

The project concept incorporates wellness and lifestyle facilities including spa experiences, yoga and meditation spaces, an indoor swimming pool and other curated wellness offerings. The development’s wellness advisory also brings experience associated with some of India’s best-known luxury wellness destinations.

The residences themselves are planned with premium semi-furnished specifications, including wardrobes, modular kitchens with hob and chimney, fitted bathrooms with shower cubicles, false ceilings, lights and fans. The proposed residential offering also includes 100% power backup, centralised hot running water and dedicated parking, according to the project material.

Why BRIKitt is Betting on Chail

BRIKitt’s expansion into Chail comes as Himachal Pradesh continues to see substantial leisure travel demand.

Himachal Pradesh recorded approximately 18.12 million tourist arrivals during 2024, while Shimla and Solan districts together accounted for approximately 5 million visitors, according to Himachal Pradesh tourism statistics reviewed as part of BRIKitt’s market assessment.

The company believes Chail occupies an interesting position within the broader Himalayan second-home market.

While Kasauli has developed into an established second-home destination, Mashobra and Naldehra have emerged as premium luxury markets, and Kufri benefits from significant mainstream tourism recognition, Chail offers an opportunity to build a differentiated proposition around wellness, privacy, nature and low-density mountain living.

The presence of established premium hospitality in the wider Chail corridor has also helped validate the destination’s potential for higher-end leisure travel.

Growing Focus on Experiential Second Homes

BRIKitt said the Ulhas Villas addition reflects a broader change it is witnessing among second-home buyers.

Rather than evaluating holiday homes purely on square footage or expected appreciation, buyers are increasingly looking at the complete ecosystem surrounding the residence — including wellness, hospitality, food and beverage, recreation, security, property management and the quality of time families can spend at the destination.

This is particularly relevant for fractional ownership, where consumers can access premium holiday-home assets without committing the capital required for outright ownership of an entire luxury residence.

“For us, fractional ownership is ultimately about making exceptional real estate and hospitality experiences accessible in a smarter format,” Kapoor added.

“Our focus is therefore shifting increasingly towards destinations and projects where the underlying experience itself is difficult to replicate — whether that comes from nature, wellness, architecture, hospitality or scarcity.”

Chail Could Emerge as a Wellness-Led Second-Home Destination

BRIKitt believes Chail’s relatively quieter character could become one of its biggest advantages as the Himalayan second-home market matures.

Unlike heavily commercialised hill destinations, Chail and its surrounding belt offer the possibility of creating larger, nature-integrated developments centred around privacy and slower living.

For Ulhas Villas, BRIKitt therefore intends to position the development as a “private Himalayan wellness residence” rather than simply another vacation property.

The company’s own comparative market study found Chail particularly attractive for a wellness-led residential concept because of its combination of tourism demand, premium hospitality validation and relatively limited depth of institutional luxury-residential competition.
