Luxury Real Estates in NCR: Sales of ₹5-10 Crore Dip 39% ₹2–5 Crore grew by 19%

Luxury real estates in NCR’s ₹5–10 crore range sold 39% fewer homes between January and September 2026, while ₹2–5 crore properties grew 19.4% throughout India’s top eight cities. That divergence is evidence that luxury housing in India does not move as a bloc. Thinking about the larger property price outlook for 2026? Here’s what’s changed and why it matters.

How much is luxury real estate worth in India?

Luxury real estate in India is a ticket size game and every consultant has a slightly different line. What’s “luxury” in one report can be “premium” in another.

Knight Frank reports sales by price bands and the bands respond differently.

  • ₹1–2 crore: largest category by volume
  • ₹2–5 crore: fastest-growing category currently
  • ₹5–10 crore: weakest category in NCR

Holiday homes are also a part of luxury homes in India. In this budget, buyers frequently compare a city flat with a hill-town hideaway. Our guide to the finest areas in Himachal Pradesh to buy a second home covers that side of the choice.

How do buyers finance a step up?

Many buyers at this level borrow some of the money from an existing property. The conventional way is a top-up loan or loan against property, and rising rates affect that maths as we described in how interest rates are redefining equity release.

What do the latest sales figures say?

Sales in NCR’s ₹5-₹10 crore market fell 39% to 4,033 units in nine months versus 5,002 launches. The figures are from Knight Frank’s 9M 2026 data cited by Business Standard.

Highlights from the report:

  • Only NCR had a decline, down 11% to 35,574 units
  • Sales in the ₹2-5 crore category grew 19.4% to 51,501 units across eight cities
  • 50% of sales above ₹1 crore 55%
  • Sales below ₹50 lakh declined 14% to 47,660 units

Why the ₹5–10 crore band stalled?

Supply exceeded demand. Band saw launches are ahead of sales by 969 units, with Gurugram accounting for most of the correction. It makes up 57% of the remaining NCR inventory. The time taken to clear inventories in the eight cities increased to 6.1 quarters from 5.8 but is still below the 7-11 quarters seen in 2018-21. Knight Frank called the change a “normalisation” and not a broad-based slowdown.

What Is Fueling Luxury House Prices In India?

Wherever luxury property price in India is going up, connection has increased and new supply has come up. Outlook Money quoting Anarock has two data points:

  • Dwarka Expressway average price went from ₹6,032 per sq ft around 2021 to ₹14,180 in the first half of 2026, up by around 135%
  • NCR average primary-market price rises 12% in September quarter to ₹9,980 per sq ft; biggest growth among seven cities

The national picture is more stable. Sales in seven cities rose 3% to around 100,220 units, launches were up 18% and average prices up 7% in Q3 2026, according to Anarock’s data.

Luxury buying, does the rate hike change?

Probably less than lower pricing tiers. On October 7, the Reserve Bank hiked the repo rate by 25 basis points to 5.50%. Developers told Outlook Money that buyers of ₹5 crore properties fund a big share themselves, so a quarter-point rarely decides the purchase.

What buyers should look for next

Headlines don’t sell watches. Inventory does. Negotiation room frequently hangs out in a weak band.

  • How much of the stock is unsold in the specific project, ask
  • Compare the premium with a neighboring ₹2-5 crore alternative
  • Look out for the upcoming Knight Frank and Anarock releases post Diwali which falls on November 8
  • Check the resale liquidity before paying a launch premium
