Q3 2026 sees 32% rise in launches in residential real estate market in India
NoBroker’s data shows that the residential real estate market in India added 69,718 new homes across six major cities in Q3 2026, a 32% jump over the previous year. Demand grew 7%, its greatest showing in 2026. The supply is growing but each metro is growing at a different pace.
Residential Market Snapshot Q3 2026
| City | Launches (YoY) | Price increase (YoY) |
| MMR | +198% | 8.9% |
| Pune | +643% | 7.7 % |
| Chennai | +59% | 10.2% |
| Bengaluru | −12% | 14.5% |
| NCR | -23% | 10.6% |
| Hyderabad | -72% | 5.6% |
The big results for Pune and MMR are based on a weak Q3 2025, therefore the headline 32% number overstates growth in the residential real estate market in India. Builders also held back certain tasks until the festive window.
Where Supply Increased
Pune and MMR
MMR recorded 20,762 launches and Pune 16,192. Pune demand was more or less flat, therefore there are more developments in this home market for the purchasers. Annual price increase eased to 7.7% in Q3 from 10% in Q2.
Chennai:
Chennai added 6,763 launches in India in its strongest quarter this year so far. Infrastructure projects and job growth are increasing demand, which is good for the home market.
Where Supply Fell
Bengaluru
Demand increased 14% and launches dropped 12% to 15,180 units. Among the six, Bengaluru was the tightest residential market with an average price of Rs 11,293 per sq ft.
Delhi-NCR region
Launches fell 23% to 7,177 units. Prices went up 10.6 per cent while demand fell by 8 per cent in Gurugram, 9 per cent in Noida and 5 per cent in other regions.
Hyderabad:
The launches declined by 72% and the prices went up by 5.6% to Rs 8,732 per sq ft. In this home market, builders are focused on selling projects already in the pipeline.
Residential Market Holiday Season Outlook
Builders in Maharashtra generally register more projects before festive periods therefore Pune and MMR should again lead seasonal releases in the residential real estate market in India. NCR developers are expected to stay conservative and opt for cheaper areas.
So seasonal home launches in India will remain spotty.
Comparison with Other Reports
Anarock’s data showed launches were up 18% and revenues up 3% in seven cities. The picture of the residential real estate market in India changes from report to report depending on the cities included.
What It Means for Home Buyers in India
Now, let’s do a city-wise comparison in the Indian residential real estate market. If you are looking at properties in India’s metros, here are some items to consider:
- Pune: more choices, slower price rise gives you breathing space to compare projects
- Bengaluru: Timing is key as fresh supply is restricted and prices are on the rise
- NCR: Check rates for each project as prices haven’t fallen despite weak demand
- Hyderabad: Go for ready or near ready alternatives as builders are clearing old inventory
